service that may appeal to many of our clients.
Rand
Soellner Architect, as you may know, is typically ranked among
the leading licensed mountain home architects on Earth. There
is no compromise in design in our organization. Our
designs are often featured in magazines and other publications.
We are recipients of multiple design awards.
Wills
Builders, Inc. is one of the best mountain home licensed general
contractors in Western North Carolina. Wills has a
full-time computerized cost estimator and project manager.
Your project is also scheduled on MicroSoft Project, so that
your materials arrive on site when they are scheduled and the
craftsmen appear when they need to and your home is built in a
more timely fashion. Wills also features a separate
webpage for your project on their website. On this page,
digital photographs of your project are regularly updated so
that you can see your project taking shape from afar.
Rand
Soellner Architect and Wills Builders Inc. are separate
companies (each with a separate contract and set of
responsibilities with you), yet associate to give you the
benefits of each in a compatible manner. Currently we have
several projects being designed and built by our associated
services. Rand Soellner Architect is responsible for
design and Wills Builder, Inc., is responsible for estimating,
pricing and construction.

Rand
Soellner Architect was contacted in mid-2006 by Wills Builders,
Inc. Justin Wills, the president of Wills Builders said
they were seeking an architect. A professional on whom
they could depend for creative mountain home designs along with
detailed construction documents, so that the builder would have
fewer problems during construction and so that their clients
would be satisfied. |

Soellner found this very interesting, because he was also
looking for an outstanding State-licensed General Contractor who
would actually build Rands projects the way they were
designed, without making unauthorized cheapening
changes unilaterally, and who would contact him to discuss
construction issues rather than guessing. |

So, Justin
Wills and several of his staff members came from Murphy, NC to
visit Rand and see several of his design drawing sets and
to tour several of his built projects, convincing themselves
that he had the right stuff. Rand then visited Murphy and
toured some of Wills Builders projects, noting the
high-quality craftsmanship. |

personalities and philosophies of design quality and
construction quality were compatible and consistent. Both
companies are experienced in Value-Engineering, wherein the
architect and contractor study conditions and client desires and
find ways to give the client the Most Bang For His Buck. |

the business plan, Wills Builders is establishing a location in
Cashiers, in addition to Rand Soellner Architect also meeting
with clients in their Murphy office. Joint Design-Build
projects are now in progress in Murphy , NC (3), Cashiers, NC
(4), Fairview, NC (1) (south of Asheville), Brevard, NC (1) and
Sevierville, TN. The team has also been approached by a
worldwide clientele from locations as far away as Jordan. |

Rand
Soellner Architect recently designed and produced construction
documents for a Cashiers, NC project, which Wills Builders, Inc.
performed construction services on phase one of the work.
Rand Soellner Architects work included a master plan for
future family enjoyment, including a new main home of a larger
size, to accommodate more people, sort of a group family lodge
on a lake, plans for a future boathouse, future additional
cottages for guests and growing children, utility development,
routing and connections. |

The new
home was designed to integrate with existing homes, some of
which have been on site for half a century. Our team
was selected as having the appropriate design skills,
construction experience and sensitivity to create new homes that
will both functionally improve and aesthetically harmonize with
the history of the built and natural features. |

Builders, Inc. expertise in construction helped the client to
understand the implications of their decisions by assembling
prices from subcontractors. |

COSTING:
Wills Builders
recently developed costing systems to improve project cost
implications:Wills
Builders, Inc., developed a unique costing system for the
Design-Build market. There are 4 levels of detail.
The simplest is Level 1; the most detailed is Level 4.
Level
1 Cost Opinion: $/square foot, overall,based on the choices you
make for the quality you want at that time.
Level
2 Cost Opinion: $/Square Foot, per each floor level.
Level
3 Cost Opinion: $/square foot per each type of space. This
allows you to understand what each space might cost. A
graph is included by Wills that allows you to understand how
much each part of your home might cost.
Level 4
Cost Opinion: Quantity Survey take-off, with detail, based on
Wills Builders database of historical material and labor costs
and actual subcontractor quotes.
